2 BHK, 2.5 BHK or 3 BHK at Embassy South Reserve: which layout to choose

Choosing between the 2 BHK, 2.5 BHK and 3 BHK at Embassy South Reserve comes down to one question: how many rooms do you need to close a door on? The 2 BHK has two, the 2.5 BHK has three if you count its study, and the 3 BHK has three proper bedrooms and three bathrooms. The step up in size is 268 sq.ft. from the 2 BHK to the 2.5 BHK, and about 300 sq.ft. more to the 3 BHK.

The three sizes side by side

Sizes are from Embassy's unit plans. The 3 BHK comes in three versions, E1, E5 and E7, with the same core rooms arranged differently. All five plans are in our floor plan guide.

Who the 2 BHK suits

The 2 BHK is for a couple, a young family with one child, or a buyer who wants the Embassy Origins setting at the lowest entry price. Its living and dining room is a single long space of 24 ft by 12 ft with the balcony along it, which makes the flat feel larger than its carpet area. The released version faces east, so it gets morning light and stays cooler in the afternoon.

Who the 2.5 BHK suits

This is the layout we would point most working couples towards. The study is about 11 ft by 8 ft and has a door, so it works as an office during the day and a guest room when parents visit. The flat has two balconies. It costs less than a 3 BHK and avoids the most common regret of the 2 BHK buyer: nowhere to take a call.

The released version faces west, so the living room gets the warm afternoon sun. Some buyers like that; others find it hot in April and May.

Who the 3 BHK suits

The 3 BHK is for families with two children, households where grandparents live in, or anyone planning to stay ten years or more. The living and dining room grows to about 14 ft by 26 ft, which comfortably fits a six seat dining table and a separate sofa area. There is a third bathroom, a dressing area in the master bedroom and two balconies.

Of the three versions, E7 faces north and is the largest at 1,919 sq.ft. E1 and E5 face west.

Does facing matter here?

In Bengaluru, east and north facing homes are usually the most comfortable: soft light, little heat. West facing homes get strong afternoon sun, which warms the rooms. At South Reserve, the view towards the lake may matter more than the compass, because the towers step down towards it. Ask which units in each tower look over the South Lake, and at what floor the trees stop blocking the view.

Compare the cost properly

Price is charged on saleable area, but you live in the carpet. Across all five layouts, the usable carpet is about 67% of saleable area, so the bigger flats are not more efficient; they are simply bigger. Our carpet area guide shows the maths, and our price guide lists the charges to expect.

Thinking about resale

If you may sell in a few years, the most common home sizes are usually the easiest to sell, because they suit the widest range of buyers. In Bengaluru that tends to mean 2 and 3 BHK homes. A study adds appeal to a 2 BHK, since more buyers now work from home at least part of the week.

Facing and floor also affect resale. East and north facing homes, and higher floors with an open view, are the ones buyers ask for first. Choose the best unit you can in the size you need, rather than a bigger flat in a weaker position.
